Commercial Escrow Officer Responsibilities: Conduct commercial closings for complex sales and loans involving multi-million dollar sales and large or multi-parcel transactions; interpret varied and complex terms and contingencies contained in escrows Order and supervise preparation, execution, and recording of legal papers including notes, deeds, deeds of trust, and other authorized documents, as well as instructions, settlement sheets, and agreements Write escrow instructions consistent with the general requirements of the parties and reconcile discrepancies between instructions and title report by modifying escrow instructions, assisting principals in obtaining release of liens and other encumbrances, and obtaining copies of legal documents necessary to clear title Insure compliance with binder or commitment prior to closing transaction Correlate current survey to property description ascertaining its accuracy and completeness Direct computation of interest and prorating of taxes, hazard insurance, loan interest, rents, and other prorated items Direct and participate in the preparation of construction loan disbursement cases Perform public relations functions in accordance with the sales program May contact present and prospective commercial customers to increase sales and market share May train, assign, and review work of escrow technician and escrow closer May travel within area to perform real estate transac tion closings Minimum Qualifications: Experience completing escrow cases requiring interpretation of highly involved terms and contingencies Knowledge of local techniques, procedures, and regulations used in escrow closing of real property, interviewing escrow principals, writing escrow instructions, reviewing preliminary title reports, and prorating taxes Knowledge of the purpose and use of title insurance legal descriptions, legal documents, escrow procedures, and terminology as well as the principles of mortgage lending and underwriting Knowledge of basic sales and service techniques Ability to compute interest and prorate taxes Ability to perform assignments guided by general escrow procedures with minimal supervision Ability to satisfy customer requirements and meet deadlines Ability to communicate effectively both verbally and in writing High school diploma with courses in bookkeeping and mathematics with at least three years of escrow experience, including handling large residential or commercial closings, or an equivalent combination of education and experience Preferred Qualifications: Post high school courses in real estate principals and real estate law About LandAmerica Financial Group, Inc.
