Within Ernst & Young's National Tax practice, the Tax Credit Investment Advisory Services (TCIAS) group is dedicated to helping our clients invest, manage or divest of their investments in various community development tax credit programs, including federal low income housing housing tax credits, historic preservation tax credits, new markets tax credits, renewable energy tax credits, and other emerging tax credit and incentives opportunities.

In the federal low income housing tax credit realm, TCIAS conducts investment due diligence on behalf of clients that are contemplating a proposed investment.

We evaluate the real estate and tax risks of our clients' proposed investments, including an assessment of the transaction structure and underlying properties.

TCIAS also assesses the long-term viability, policies and procedures, and track record of the investment syndicator.

We assist the client in evaluating the return on investment and validate whether the return is consistent with market trends.

Through these services, we help our clients understand tax credit investments and the associated risks to allow them to make educated investment decisions.

Responsibilities Demonstrate an understanding of the real estate industry and federal low income housing tax credits, particularly with regard to modeling low-income housing tax credit investments and assessing real estate and tax risks.

Demonstrate experience in or the capability to read and analyze market studies, operating expenses, development and operating pro formas, benefits schedules, tax opinions, environmental reports, financing documents, construction documents and partnership agreements.

Collaborate in writing reports to corporate clients in a clear and professional manner.

Participate in and contribute to attaining team goals.

Thoroughly and accurately analyze information.

Prepare quality, practical approaches to the client's tax situation and arrive at appropriate conclusions.To qualify, candidates must have: a bachelor's degree and approximately 3 years of work experience; or a graduate degree and approximately 2 years of work experience a degree with a concentration in accounting or finance preferred a minimum of 2 years of low income housing tax credit experience, preferably in the acquisitions/underwriting arena strong financial modeling skills with respect to low income housing tax credit transactions a basic understanding of potential real estate and tax implications associated with low income housing tax credit investments experience reading and analyzing market studies, operating expenses, development and operating pro formas, benefits schedules, tax opinions, environmental reports, financing documents, construction documents, and partnership agreements strong writing and analytical skills, and ability to read and extract information from legal documents is a plus high motivation with the ability to work both independently and in a collaborative setting strong organizational skills detail oriented exceptional multitasking ability strong MS Excel skills and proficiency in MS Word and PowerPoint (Filemaker and Notes proficiency a plus) Candidates must also be willing and able to travel, as necessary.
