Please visit our online jobsite at http://jobs.fsc.edu to apply General Statement of Duties: This is a managerial position that is responsible for the planning, operation and supervision of a comprehensive custodial operation within the student residence facilities.

The incumbent has responsibility for ensuring that the buildings are well maintained and attractive year round.

This position is part of the management team of the Housing and Residential Services to ensure a prompt response to student concerns.

This position will also assist and coordinate efforts with the Assistant Director of Capital Planning and Maintenance to ensure unified operation.

Duties & Responsibilities: Assists in providing general direction for departmental goals and objectives with direct responsibility for providing leadership and guidance for all aspects of custodial operations.

This includes, but not limited to, custodial, snow removal, movement of furniture and/or equipment, pest control, and waste management Supervises and evaluate the employees engaged in custodial; recommend various personnel actions related to recruitment, hiring, disciplinary actions and leave schedules.

Establishes and maintain custodial schedules, and assigns staff to areas for various custodial duties to ensure efficient utilization of manpower and compliance with established standards.

Discusses general custodial procedures along with safety procedures with staff.

Recommends and implements procedure changes.

Ensures all custodial personnel adhere to College policies and procedures, and safety standards in the performance of assigned duties.

Monitors and ensures training of personnel in such areas as, but not limited to, proper cleaning techniques, use of cleaning products/equipment; proper and safe use of equipment and chemicals; and customer service.

Inspects the facilities to determine and ensure that the facilities are well maintained, cleaned and safe; and ensure efficient utilization of resources.

Establish work priorities based on the conditions, work request and needs of the facilities.

Review, recommend and select supplies, materials, and equipment required to perform assigned work and to ensure optimum efficiency.

Prepare specifications; monitor pest control, waste management and other related contracts/vendors; maintain relationships with vendors to ensure quality supplies and adequate inventory.

Initiates and supervises testing of equipment to ensure optimum efficiency.

Develop, maintain and prepares reports related to personnel, equipment, work requests, supplies, expenses inventory, as related to custodial operations.

Assist in the development of short and long term plans related to furnishings, equipment, and related aspects.

Assist with budget preparation; monitor Building Services operating budget(s).

Participate in the implementation, and management of colleges snow removal operation, policies, and procedures.

Performs related or similar duties as assigned or required.

Qualifications

1. A Bachelors Degree or at least (5) years of full-time managerial experience, preferably in an institutional setting2 Knowledge of the principles, techniques, terminology and materials used in custodial operations, including custodial, snow removal, waste management and pest control and related functions3 Knowledge of the methods, materials, tools and equipment used in custodial and the safety precautions to be taken in performing assigned work4 Ability to read, interpret, explain, and apply procedures, specifications, standards and guidelines governing college operations.

Ability to understand and follow complex written and oral instructions5 Ability to estimate type and quality of supplies, materials, and equipment required for maintaining, caring and cleanliness of the facilities and grounds, including walkways, and related structures6 Knowledge of the principles, practices and techniques of supervision.

Prefer experience of working in and supervising within a collective bargaining environment7 Ability to plan, organize, schedule, and supervise the work of a custodial work force; to prepare reports; and to establish harmonious working relationships with members of the college community and the general public8 Possess current and valid Massachusettss motor vehicle operators license9 Ability to perform above duties with or without reasonable accommodation.

Must be able to satisfactorily pass a check conducted by the Criminal History Systems Board (CORI check).

Full time 12 month benefited APA Unit position During the academic year hours are Sunday Thursday, 7am - 3:30p.

m; During June-August hours are Monday Friday, 7am - 3:30pm
