Operations Manager Job in Dallas 75201, Texas US
Administers all physical operations of the center, oversees general and preventative property maintenance, construction coordination, public safety, housekeeping, parking, and other contracted services.
Directs and administers all center contracted services and vendor suppliers.The Operations Manager is responsible to budget property expenses, preparing operational reports, and assisting marketing with promotional events.
Operates an effective general and preventive maintenance program.
Supervises the tenant construction process for new and renewed tenant leases.
Accurately and thoroughly track and then prepare the expense portion of the annual budget/business plan.
Prepares operational reports for regional/corporate managers.
Assists the Marketing Manager with all events and promotions as needed.
Administers all State and Federal required reports and safety documentation.
Maintain an excellent customer service relationship by adhering to Gables Pledges of Customer ServiceEducationBachelor's degree, RPA, or similar designation desired.
Professional Experience3+ years in property or construction management industry3 years administrative/technical experience and knowledge of property physical systems.Any shopping center industry experience desired3+ years of supervisory experience with 2 or more employees and contracted services required; experience with 10 or more employees and/or contracted services desired.
SkillsKnowledge of commercial building practices and systems, HVAC, plumbing, and electrical systemsGood analytical skills.
Proven ability to be flexible, prioritize and manage multiple projects, as well as solve problems in a timely manner.
Proven ability to communicate effectively, supervise, train, and direct an operations team and contracted servicesWorking knowledge of computers and peripherals.
Ability to read and interpret blueprints and lease plansPhysical RequirementsMay need to carry materials and equipment up to 50 lbs.Attendance and TravelPosition requires the ability to work any of the seven days of the week, 52 weeks of the year.
Licenses and Equipment A valid driver's license and current automobile insurance is required.
Position requires individuals to furnish their own reliable vehicle to fulfill all of the job's functions.
