Responds to tenant and employee service calls and complaints as quickly and efficiently as possible in a professional and courteous manner.
Assists the Property Manager in day to day management of vendors, staff and building operations and fill in, in the Property Manager's absence.
Performs work in more than one of the maintenance trades: carpentry, plumbing, HVAC, electrical, painting and equipment repairProvides assistance as required to other building trade persons in the areas of preventative maintenance and electrical maintenance.
The incumbent is responsible to ensure that the maintenance is carried out as per schedule.
Performs routine inspection and records logs on HVAC equipment.May perform water treatment testing and analysis, adjust and modify chemical feed to ensure proper levels are being maintained.
Supervises staff engaged in routine, manual, semi-skilled or skilled work.
Trains and help organize the daily work of staff and provide them with support and mediation.
Acts as a relief for other similar positions whose incumbent may be absent from time-to-time.
Hours of work will be rotating shifts, days/afternoons/evenings/nights & weekends, on-call responsibilities, responding to emergency calls & sick calls as well as vacation coverage.
Ensures that all areas are clean, efficient and organized at all times.
Assists the Property Manager in any capital projects and ad hoc tasks, as assigned Qualifications: Incumbent must posses the Refrigeration Technician License and Universal Refrigerant Reclaim Certification or a Journeyman Electrical license.
Operate state of the art building operating systems Individual must be mechanically inclined and have minimum 5 years' experience in building repairs/operations.
Good interpersonal skills demonstrating a high level of professional and commitment to service excellence.
Ability to perform regular inspections of building and identify, recommends and implementsGood verbal and written communication skills.
Ability to perform the requirements of the job with minimal supervision and to complete the assigned duties and responsibilities as per agreed deadlines or established schedules.
