Area Manager Job in Phoenix 85015, Arizona US
JAnitorial Area manager A Custodial Maintenance leader in the janitorial field is seeking candidates in the Phoenix, AZ and San Diego, CA area for an Area Manager.
This position reports directly to the Director of Operations and is a FT/Exempt position.
Candidates applying for this position must have extensive knowledge of all cleaning and janitorial practices in a retail and commercial environment, including at least 3 years experience operating and repairing janitorial equipment such as auto scrubbers, carpet extractors, floor buffers, and vacuums.
Incumbent must be bilingual in English and Spanish.

JOB DESCRIPTION: Under the supervision of the Director working with co-workers, main office employees, and customers, the Area Manager will monitor accounts with clients, inspect facilities, work toward quality service and service level expectations.
Will also compile reports monitor budgets, interview, hire, train, promote safe environment, and evaluate employee performance.
RESPONSIBILITIES
1. Supervision of Crew Leaders, Janitors and Porters a.
Monitor performance to include: make sure weekly site inspections are completed and maintain status reports.

Enforce established company management policies and procedures by following code of conduct and other performance measures c.
Appropriately document and communicate deficiencies and troubleshoot any poor service from employeesd Working with HR, conduct counseling and corrective action for all employee and conduct and performance issues within assigned area of responsibilitye Interviews crew leads, janitors, porters obtains approval and hire as necessaryf Keep track of reporting issues and deadlines, notify managers as neededg.
Assist in situations that develop from day to day that must be addressed and handle in an appropriate manner2 Conduct site inspections of accounts with and without the managers and customers a.
Prepare and issue necessary paperwork to be submitted to Office to assist in preparing contractual agreementsb Troubleshoot with employees to provide support as necessaryc Work with customers to address questions regarding contract specification issuesd Direct communication with Director and staff for purpose of billing, workers compensation issues and human resource issuese.
Corresponds with internal and external customers3.
Review daily payroll, labor and expenses to insure area of responsibility is operating within financial guidelines of each account.

Review and send in daily labor reports within area of responsibilityb.
Monitor budgets4.
Provide assistance to managers with training and oversight as well as hiring and training new managers.

Train Area Managers and Operations Field staff employees as necessary Requirements: Ability to manage the janitorial field and has knowledge of all facets of janitorial/cleaning work and three years management experience.
Ability to direct multiple custodial teams to achieve maximum efficiency, productivity and client satisfaction.
Ability to maintain budgets, multi-tasking and organizational skills along with a great attitude and a willingness to please clients.
Outstanding customer service skills and great communication at all levels.
Must have a valid drivers license and proof of car insurance.
Must be willing to work the hours necessary to meet client/company deadlines and obligations.
QUALIFICATIONS: The person in this position must be service-oriented, possess excellent people skills, bilingual in English and Spanish, excellent oral and written communication skills, be highly organized and capable of working in a fast changing work environment.
Self motivated, dedicated willingness to learn and adapt to changes.
Basic understanding of PC applications (MS Excel, Access, Word, and PowerPoint) with a general understanding of internet and capability to learn internal company software programs.
The following skills/experience are essential: · Bilingual in English and Spanish· Self Starter with a strong work ethic· Experience managing janitorial supervisors and janitors· Understand contract agreements and scope of work· Budget & Accounting principals· Excellent computer skills including experience with Microsoft Word and Excel.
