CONSTRUCTION PROJECT MANAGER (Location to be determined) JOB DESCRIPTION: Responsible for the project development process for new store and retrofit projects from the early project stage until end of construction including directing general contractors, project consultants, MEP consultants, code consultants, and others.

Coordination with Real Estate/Developer on construction document specifications and standardization.

Communication with the VP/Director and different sub-departments of Property Development and Operations on the status of projects as needed.

Responsible for making project decisions and giving directions to contractors and consultants.

Project Management Perform punch lists for all assigned projects.

Review all construction and fixture installation during the walk through.

Perform follow-up walk through after punch list is completed.

Perform store walkout checklist at time of store turn over.

Review and approve/initial all vendor-supplied invoices prior to processing.

Manage landlord obligations relative to core and shell development to insure work is in compliance with scope and schedule as defined in the terms of the lease.

Review for accuracy the architectural, submittals and specialty details to insure they are functional and compliant with ADA and local codes.

Perform periodic on site inspections to insure accuracy of contract documents and implementation.

Resolve disputes or problems and work toward insuring consistency in details and standards.

Monitor overall construction progress on a day-to-day basis.

Intervene as necessary to solve problems.

Evaluate construction for adherence to company design standards.

Manage General Contractors to insure quality of work, on-time deliveries and good overall working relationship with field operations.

Manage customer expectations if these are not met. Effectively manage Architects and Consultants during the course of construction.

Manage lines of communication between General Contractors, Consultants, Architects and Design team.

Thoroughly document all issues surrounding assigned projects.

External Communication Act in a professional manner in dealing with municipalities, developers, landlords, business agents and other related entities.

Communicate with landlord representatives through out the project to resolve issues relating to discrepancies.

Select General Contractors from approved list to bid on upcoming projects.

Monitor the timeline schedule relative to construction documents to insure an on time issue for bid. Work with Architects to prepare bid package to General Contractors.

Review and qualify bid results with General Contractors, Architects and Director.

Review and monitor all contracts on assigned projects with regard to content, schedule, financial aspects, performance and close out. Resolve dispute or problems, which may develop.

Initiate all project purchase orders for store fixtures, furniture and equipment based on drawings, specifications and other related bid documents.

Work with the General Contractor to initiate the ordering of long lead items.

Award projects to General Contractors.

Manage financial, legal and schedule aspects of all assigned projects.

Track final documents and bids to original scope, be financially accountable for all project budgets and field change orders.

Communicate with Real Estate and Legal as necessary to inform them of landlord and/or contract issues.

Internal Communication Interact with personnel in Operations, Design, Store Planning, Maintenance and Purchasing to confirm all departments are clear on scope of work relative to project costs.

Communicate with VP/Director on project status, schedule changes and/or delays.

Alert Director to potential scheduling conflicts with owner's vendors or contractor issues during the construction process.

Assists Director in special projects and Value Engineering practices.

Provide input to scope of work to improve performance, reduce costs and develop new resources.

Communicate with the finance and accounting department on a regular basis regarding invoice payments, contractor payments and budget reporting.

Review lease and lease exhibits with Director and Design prior to deal approval.

Assist in the development of company interface procedures between property development and field operations.

JOB REQUIREMENTS

1. Minimum 8 years of experience in retail construction project management.

2. Excellent communication skills.

3. Excellent working knowledge of architectural, construction procedures, budgeting and scheduling.
